How renting out your space works
FindMy.beauty is a listing site, not an agency. We show your space to people looking nearby, and everything after their first message is between you and them.

List your space
Add photos, describe the salon and set a day, week or month price. Styling chairs, barber chairs, nail stations, treatment rooms and whole studios all work.
Receive enquiries
Hairdressers, barbers, nail technicians and therapists searching near you message you through your listing. Each enquiry lands in your inbox and your account.
Choose who you rent to
Read each message, reply to the people whose work suits your salon, and invite them in to see the space before anyone commits.
Agree terms directly
You set the rent and collect it yourself. We never take a cut of what a renter pays you, so the only cost is your plan.
What an empty chair could earn you
An empty chair still costs you rent, rates and heating. Renting it out covers that, and your plan is £4.99 a month after the free 30 days.
Could bring in about
£605 a month
Around £7,260 over a year.
Based on the median weekly rate of £140 across 12 spaces listed on FindMy.beauty right now. An illustration, not a promise.

Self-employed renters and HMRC
Chair and room renters normally work for themselves. They bring their own clients, set their own prices and hours, and pay their own tax and National Insurance through Self Assessment. That is what separates a renter from an employee.
If you tell a renter when to work, take a share of their takings or fill their diary for them, the arrangement can start to look like employment. HMRC's Check Employment Status for Tax tool helps you see where you stand.
The rent you receive is income for your business, and it usually counts towards your VAT taxable turnover. An accountant can tell you how it fits with the rest of your books.
Agree these before day one
Write them down, even on one page, and both keep a copy.
Time and money
- Days and hours the renter can use the space
- How and when rent is paid, and what happens if it is late
- Notice either of you gives to end the arrangement
Day to day
- Who supplies products, towels and consumables
- Keys, alarm codes and who locks up
- Proof of the renter's own insurance and qualifications
